Euston Tower is set to be transformed into workspaces suitable for laboratory use, following the green light from a council in North London.
The 36-story structure will undergo partial demolition and be converted into a 32-story mixed-use building by the developer British Land.
British Land expressed its pleasure at receiving planning approval from Camden Council for its vision of a “world-class science and technology facility.”
The company stated, “Euston Tower will serve as a model for sustainable development, providing an all-electric structure that is prepared for the future.”
This renovated tower has been unoccupied for the past four years, as reported by the Local Democracy Reporting Service.
Camden’s approval of the project comes despite objections from Climate Emergency Camden (CEC), which raised concerns about the sustainability of the building.
An evaluation indicated that the proposed design fell short of the council’s ambitious carbon reduction goals, primarily because spaces designed for lab use are expected to consume more energy than typical office environments.
Friends of Regent’s Park and Primrose Hill have also expressed their dissent, arguing that the redesigned tower would be “overbearing” and distinctly visible from the parks.
Royal Parks further contended that the new high-rise would negatively affect the vistas from Kensington Gardens and Primrose Hill.
However, Camden Council maintained that the impact would be “less than substantial” and emphasized that the public benefits derived from the project would outweigh any potential adverse effects on the neighborhood.
The local plan established by the council recognized the Euston Area as having significant growth potential.
Final approval for the project is still required from the Mayor of London.
Once home to Capital Radio in the 1970s and the British satellite firm Inmarsat, the tower stands at a height of 124 meters (400 feet).
